There are three things to think about when buying a foreclosure property.

Pre-foreclosure
Foreclosure
Post-foreclosure

Actually, there is a fourth one, the “pre-pre foreclosure”, which means the property or loan is in default but it is not advertised yet.
The “Pre-foreclosure” means, it’s in default and it is known to the public. 
Important information to know: each state has its own rules and regulation about foreclosures.
Whereas the “Foreclosure” is when the attorney is announcing or advertising the details about the loan that is being foreclosed. 
The “Post-foreclosure” is when the property has already been foreclosed and the bank now owns the property and sells it to the public.

Have the option to substitute yourself as the lender if they can't qualify
You are making a Purchase Money Loan where you are lending the equity. With a limited down payment, the buyer gets an agreement for deed, but it is not the deed for the property. So you would be less likely to go thru a traditional foreclosure if someting happens and the buyer can't fulfill their obligations.

Get paid a daily rate, in advance, for any contract extensions if they don't close on time.
Often times the date on the contract closing changes. If they end up late, you get a daily fee for each day late. If you do not do this you end up getting profits sucked out of the deal. You may have another deal ready to go but because they are late, you miss the deal.
