In his standard purchase agreement and in it Lou has sections which encourage mediation before going to court.

If there is any disputes, first there will be negotiation betwen the parties. Second, they go to a mediator who tries to find commn ground. This saves the costs of a trial. After a mediator fails they go to binding arbitration.
